The best time to get answers is before you sign. Once a lease is signed, your options narrow. Use this list as a script for tours and phone calls, and ask for the answers that matter most in writing.
Rent and fees
- What is the exact monthly rent, and when is it due each month?
- Which utilities are included, and what is a typical monthly cost for the ones I pay?
- Are there fees for parking, storage, pets, trash, or amenities, and are any of them non-refundable?
- How much is the security deposit, and what can be deducted from it?
- What are the late fees and returned-payment charges, and how much are they?
- Will rent increase during the lease term, or only at renewal?
Utilities
- Who bills for electricity, gas, water, sewer, and trash?
- Is heating and cooling electric, gas, or included in rent?
- What were the average monthly utility costs for this unit over the past year?
Maintenance and repairs
- How do I submit a maintenance request, and what is the typical response time?
- Who handles after-hours emergencies, and how do I reach them?
- Are repairs handled by on-site staff or outside contractors?
- What is the process and expected timing for non-urgent repairs?
Pets
- Are pets allowed, and what are the size, breed, and number limits?
- Is there a pet deposit or monthly pet rent?
- Are assistance animals treated differently from pets under the lease?
Parking and storage
- Is parking included, assigned, or first-come?
- Is there covered parking, and what does it cost?
- Is storage space available, and is it included or extra?

Lease and renewal
- How long is the lease, and does it renew automatically?
- What notice is required to move out at the end of the term?

Moving out early
- What are my options if I need to leave before the lease ends?

- Are there working smoke and carbon monoxide alarms, and who tests them?
- What security features exist, such as locks, lighting, cameras, or a secured lobby?

Neighborhood
- What is the noise level at night and on weekends?
- Is there public transit nearby, and how frequent is it?
- Where is the nearest grocery store, pharmacy, and hospital?
- How are school assignments determined for this exact address?
Get the answers in writing
Verbal promises are hard to enforce. Send your key questions by email and keep the replies. Ask that any repair, paint, or pet agreement be written into the lease or an addendum before you sign. If a manager says something that is not in the lease, ask that it be added. A short email trail protects both sides. Before the tour
Call or email ahead and ask whether the unit is still available, and confirm the showing address. Bring a photo ID, a pen, and your list. A prepared renter gets clearer answers, and writing the questions down keeps you from forgetting the ones that matter. If a landlord will not answer basic questions in writing before you pay anything, treat that as a warning sign and keep looking.
